Under the Renters’ Rights Act 2025 (in force from 1 May 2026): rent can be increased once per year only, using a Section 13 notice giving at least 2 months’ notice, and only up to market rate. Tenants can challenge an increase at the First-tier Tribunal, which cannot set a rent higher than what you proposed. This tool is guidance, not legal advice.
