Why The Lettings Grid exists.

A short note about the gap we kept seeing, and the system we built to close it.

After many years running a residential lettings agency in Milton Keynes, we noticed a pattern. The landlords who needed our help most weren’t the ones on full management — they were the self-managers. They had one or two properties, they were doing it themselves, and they were drowning in the bits nobody told them about: deposit prescribed information, EICR renewal dates, Section 21 readiness, deposit protection clock counters, the right way to scope an inspection.

Most of them didn’t want a managing agent — they didn’t want to pay 10–15% of their rent. They wanted a sensible system, with sensible reminders, and an experienced human to ask when something unusual came up.

So we built one. The Lettings Grid is what we wished existed when we started. The same compliance tools we use internally, the same maintenance workflow, the same notice-readiness logic, the same solicitor handover pack format. Wrapped in a portal that landlords run themselves, with us in the background when they need us.

What we’ll never do: pretend to be solicitors, charge a percentage of your rent, or upsell you to a service you don’t need. What we will do: tell you exactly where you stand, what’s missing, and what the next step is.
